We will do comparative market analysis to determine fair market rental rates so we can assist you in getting the most out of your investment property. We provide recommendations for corrective maintenance and upgrades..
In order to advertise for tenants we use a variety of media locations, providing the marketing exposure your home deserves. We advertise on our own website, as well as using other rental-industry targeted websites. We also utilize print publications when the property warrants additional exposure.
Interviewing Potential Tenants
Our team will field all the phone calls about a property and conduct preliminary interviews to determine suitability. We schedule and conduct showings for prospective tenants, following up with background & credit checks, employment verification and contacting references. Owners have final approval before tenants are chosen.
Our staff will present the lease and all appropriate addendums to tenants for signatures. We collect the security deposit and hold it in an escrow account, as well as any other appropriate fees. The tenant is provided information regarding the guidelines to follow during occupancy, as well as expectations prior to exiting the home at the end of the lease; cleaning, maintenance, requirements, disposal charges of items left behind, utility cut off, etc.
Our staff will perform a walk-through of the home with the incoming tenant and complete a “check in” form extensively detailing the conditions of the home. This form will be referred to again when the tenant vacates your home..
Maintenance and Repairs
Our staff investigates maintenance requests from tenants promptly. We purchase necessary materials at the owner's discretion and schedule professional subcontractors when necessary. We then monitor quality of workmanship and follow-up with tenant and subcontractor. The invoice is evaluated and paid by House in Order. A copy of each repair bill will be sent to you along with your monthly statement.
Other Maintenance Services
House in Order provides customized services for owners such as gutter cleaning, power washing, chimney cleaning, painting, carpet cleaning, lawn care and pest control upon request.
Home Care Supervision
We believe in keeping an eye on your property to ensure all is going well. We do periodic drive-by inspections to note such things as yard maintenance, number of cars on sight, and the make and model of cars on sight. We also do semi-annual and annual interior inspections by appointment or as warranted.
House in Order collects rents and pays invoices in a timely manner. We provide owners with monthly statements and year-end reports for tax filings. We also maintain an escrow account for security deposits according to NC law.
When necessary, we handle eviction proceedings. We resolve tenant problems including lock out and lost key replacement.
